We specialise in managing large property portfolios on behalf of charities, CICs, Private Landlords and Registered Providers of Social Housing. Our dedicated and highly trained team ensures you meet your legal duties and responsibilities through regular testing and assessments in relation to property and equipment safety and compliance.

Gas Safety

The Gas Safe (installation and use) Regulations (1998) make it a legal requirement for Landlords to have annual safety checks carried out on gas appliances in rented properties by a Gas Safe Registered Engineer.

PPSL maintain a register of all gas appliances and co-ordinate all inspections and servicing for our clients.

Electrical Installation Condition Reports (EICR)

The Electrical Safety Standards in the Private Rented Sector 2020 (England) make it a legal requirement for Landlords to have an EICR completed for a rented property.

We provide inspections and reports on the condition and safety of the electrical wiring in your properties, including distribution (fuse) board, sockets, switches etc.

Energy Performance Certificates

All domestic rented properties (where applicable) must comply with the Minimum Level of Energy Efficiency standard (MEES).

Our in house Domestic Energy Assessors will organise an Energy Performance Certificate (EPC) inspection and report, which will detail any measures required to achieve this and to improve the energy performance of your properties.

Portable Appliance Testing

The regular inspection and testing of all portable electrical appliances and equipment to ensure they are in a safe condition (such as lamps, vacuum cleaner, toaster, kettle) is required to satisfy The Electricity at Work Regulations 1989.

Our contractors are here to help you ensure all of the appliances within your properties are compliant and safe for continued use.

Fire Risk Assessment

Our team of qualified consultants can provide you with a full Fire Risk Assessment of your property, completed in accordance with all relevant Fire Safety Regulations.

This will highlight all fire related hazards and risks and provide actions to reduce or remove those hazards/risks.

Passive Fire Protection System & Equipment

Fire alarm systems, emergency lighting, fire extinguishers and other suppression systems all form part of passive fire protection and it is a legal requirement for fire safety equipment to be serviced and maintained at regular intervals.

PPSL maintain a register of all systems and equipment and co-ordinate all inspections and servicing for our clients.

Smoke, Heat & Carbon Monoxide Detectors

Landlords must ensure detectors comply to all relevant regulations, in terms of functionality, placement, maintenance and servicing.

PPSL will assess current detectors (changing batteries if applicable) and report on additional requirements or changes to existing ones to comply with regulations as deemed necessary.

Legionella Risk Assessment

A Legionella Risk Assessment involves the examination of the water systems in a premises to identify the potential for the existence of harmful legionella bacteria including the laboratory testing of water samples.

The Legionella Risk Assessment will help landlords to assess and control the exposure risk of legionella bacteria within the water supply of their rented property.
